Office cleaning in Vancouver
Offices, studios, clinics and retail units cleaned outside working hours across Metro Vancouver. Quoted per site, not per hour, because frequency, access and waste handling change the arithmetic — and the number is fixed for the term of the agreement.
- Employed, background-checked staff who hold keys and alarm codes — never subcontracted crews
- Evenings, early mornings or weekends, so nobody is working around us
- Free walkthrough and a written scope before anything is signed

The areas your staff and your visitors actually judge
Every site gets a written scope before we start. Pick an area to see what is on it.
Workspaces & desks
Shared touchpoints are what spread illness through an office, and they are the first thing a cheap contract skips.
- Desks, monitors and keyboards
- Touchpoints: handles, switches, rails
- Bins emptied and liners replaced
- Specialist cloths for screens
Reception & glass
The first six seconds of a client visit happen here. Smudged entrance glass is the most visible thing in any commercial space.
- Entrance glass, doors and handles
- Reception desk and seating
- Entrance mats lifted and cleaned under
- Plants dusted, floors polished
Kitchens & washrooms
The two rooms that generate every complaint. They get done on every visit, whatever the frequency of the rest.
- Counters, sinks, taps and appliances
- Fridge exterior; interior on schedule
- Washrooms fully sanitised and restocked
- Waste separated for recycling
Floors & meeting rooms
Carpet tiles in a Vancouver office take eight months of rain and grit. Periodic extraction is what keeps them from needing replacement.
- Hard floors washed, carpet vacuumed
- Meeting rooms reset between bookings
- Glass partitions and whiteboards
- Periodic carpet extraction on schedule
Why offices are quoted per site, not per hour
Our residential rate card is public because a home is a home. A commercial site is not: three variables move the number so much that an hourly rate would mislead you.
Frequency
Five nights a week costs far less per visit than once a week, because nothing has time to build up. The same site can halve its per-visit cost by going more often.
Access and hours
Keys, alarm codes, fob access, a security desk to sign in at, or a building that only permits cleaning between set hours. Each one changes how long a visit takes.
Waste and compliance
Recycling separation, organics, confidential paper, or clinical waste in a clinic. These carry real cost and real obligations, and they are not optional.
So we do a free walkthrough, write the scope and give you a fixed monthly figure. It does not move during the term. If your needs change, we re-quote in writing before anything changes on the invoice — the same rule as on the residential side.
What matters when someone else holds your keys
Employees, not subcontractors
The people who hold your keys and alarm codes are on our payroll and background-checked. Most commercial contracts in this city are subcontracted out, and you never meet who turns up.
Insured and bonded
Full liability insurance and bonding on every site. We provide the certificate for your records and for your building manager.
Discretion as standard
Clinics, law firms and studios: our teams work around confidential material without touching it, and that expectation is written into the scope.
A written scope
What is done daily, weekly, monthly and quarterly, agreed before we start. No arguments later about whether something was included.
Eco-premium products
Low-residue and low-odour, which matters in a space people return to in the morning. Safer for staff with sensitivities.
24-hour fix
Tell us within a day and we return at no charge. On a commercial contract that is the difference between a problem and a pattern.

Office cleaning in Vancouver: your questions
How much does office cleaning cost in Vancouver?
Commercial work is quoted per site rather than from an hourly card, because three things move the number: how often we come, how we get in, and what waste the site generates. Five nights a week costs far less per visit than once a week, since nothing builds up between visits. We do a free walkthrough, write the scope and give you a fixed monthly figure that does not move during the term. For reference, our residential rates run from $32 to $45 per hour, per cleaner.
What is the difference between office cleaning and janitorial services?
In practice people use both terms for the same work. “Janitorial” usually implies a daily or near-daily contract covering washrooms, waste and floors in a larger building, often with an on-site caretaker. “Office cleaning” usually means a smaller site cleaned a few evenings a week. We do both, and the quote is built the same way either way: scope first, then frequency, then the figure.
Do you clean outside business hours?
Yes, and it is what most clients choose. Evenings after six, early mornings before eight, or weekends. Nobody is working around us, nothing is disturbed, and the office is ready when the first person arrives. If your building restricts cleaning to certain hours, tell us at the walkthrough and we build the schedule around it.
Do you hold keys and alarm codes?
Yes. Keys are logged, never labelled with your address, and held by named employees rather than passed around a crew. Everyone who holds access to a site is on our payroll and background-checked before they start. This is the main practical reason clients move to us from a subcontracted contract: you know who is in your office.
Can you clean clinics and medical offices?
Yes, with the scope written to match: sanitisation protocols for treatment areas, the right handling for clinical waste streams, and teams that work around confidential material without touching it. Tell us what the regulator requires of you and we write it into the agreement rather than improvising.
Is there a minimum contract?
No minimum term. Most clients settle into a recurring schedule because the same team learns the site, but you are not locked in. One-off deep cleans, post-renovation cleans and end-of-lease commercial cleans are quoted the same way, as a single job.
Do you do post-construction and end-of-lease commercial cleans?
Yes. Post-construction is quoted separately because fine dust gets into everything and needs several passes, including vents and light fittings. End-of-lease commercial cleans follow the same logic as a residential move-out: we work to what the landlord will inspect, and you get a dated invoice for the file.
Which areas do you cover for commercial cleaning?
All of Metro Vancouver: downtown Vancouver, Mount Pleasant and Broadway, North and West Vancouver, Burnaby, Richmond, Surrey, Coquitlam, Port Moody, Langley, Delta and Maple Ridge. No travel surcharge and no minimum outside the city.
