Move-out cleaning in Vancouver
Cleaning built to the landlord’s inspection checklist, at $40 per hour, per cleaner. Inside every appliance and cabinet, interior windows, tracks and frames — plus a dated invoice for your landlord. From $240 for an empty two-bedroom condo.
- Cleaning is the part of your damage deposit you can actually control — and the most common reason BC landlords withhold money
- If your landlord flags something we missed, tell us within 24 hours and we return at no charge
- Weekends and holidays at the same rate. No premium for the end of the month

Everything a landlord checks, in the order they check it
A regular clean does none of the “inside” work. That is the difference you are paying for, and it is the difference the inspection looks at.
Kitchen & appliances
The oven is the single item inspections fail on most often. Inside, not just the door glass.
- Inside oven, fridge, microwave, dishwasher
- Every cabinet and drawer, inside and out
- Range hood, filter and controls
- Behind and under what can be moved
Bathrooms
Descaled, not just wiped. Limescale in the shower tracks is the second thing an inspector runs a finger along.
- Grout, tiles and shower tracks descaled
- Toilet, cistern and behind the pan
- Extractor fan cover and vents
- Mirrors, chrome and fittings polished
Windows, doors & walls
Tracks and frames collect everything over a tenancy, and they are exactly where a regular clean never goes.
- Interior glass, frames, sills and tracks
- Doors, frames, handles, switch plates
- Baseboards and mouldings
- Marks removed from paintwork where possible
Floors, closets & storage
Closets, storage lockers and balconies are the areas people forget and inspectors do not.
- Every closet emptied and cleaned inside
- All floors washed to the edges
- Storage rooms and lockers
- Balcony swept and washed down
Move-out is not a deep clean
They cost different amounts because they do different work. Booking the wrong one is the most common way a tenancy inspection goes badly.
General cleaning
Maintenance of a home already in good shape: visible surfaces, floors, bathrooms and kitchen. Nothing is cleaned inside, and furniture is not moved. Not accepted for a tenancy inspection.
Deep cleaning
The corrective clean for a home you are staying in: inside appliances, baseboards, grout and built-up grime. Thorough, but it follows the home’s needs rather than a landlord’s checklist.
Move-out cleaning
Built to the inspection checklist: every cabinet and closet emptied and cleaned inside, all appliances, interior windows, tracks and frames, floors to the edges — plus a dated invoice for your landlord.
Move-out prices in Vancouver
Always rate × cleaners × hours, at $40 per hour, per cleaner. An empty suite takes noticeably fewer hours than one with boxes still in it — and those hours are the whole bill.
| Property | Team and time | Total |
|---|---|---|
| 1 bed / 1 bath condo — empty | 5 h | $200 |
| 2 bed / 2 bath condo — empty | 6 h | $240 |
| 2 bed / 2 bath condo — still furnished | 7 h | $280 |
| 3 bed house — empty | 7 h | $280 |
| 4 bed house — empty | 8 h | $320 |
Carpet shampooing is quoted separately at $42 per hour because it needs different equipment — but many Vancouver tenancy agreements require it with a receipt, so ask and we quote both together and do them the same day. Four steps, and no surprises on moving day
Tell us the home
Bedrooms, bathrooms, whether it will be empty, and your inspection date. Two minutes on the form or on WhatsApp.
Fixed quote in writing
Team size, hours and total, usually the same day. It does not change once we are there.
We clean the empty suite
Most clients book the afternoon the movers finish. We work to the checklist, top to bottom.
You walk through
Invoice dated and ready for your landlord. If the inspection flags something we missed, you have 24 hours and we return free.
What actually protects your deposit
The landlord’s checklist, not ours
We clean to the standard an inspection uses, which is a different list from the one a maintenance clean follows.
24-hour return, free
If your landlord flags something we missed, tell us within a day and we come back at no charge. No argument.
A dated invoice
Naming the service and the address, which is exactly what property managers ask for when the tenancy agreement requires it.
Employees, not subcontractors
Background-checked and on payroll. You are handing over keys to an empty property, often without being there.
Insured and bonded
Fully covered on every visit. On a move-out there is usually nobody present, which makes that matter more, not less.
No weekend premium
Same rate on Saturdays, Sundays and holidays — which is when most Vancouver leases actually turn over.
Move-out cleaning across Metro Vancouver
The same rate everywhere. No travel surcharge and no minimum outside the city.

Move-out cleaning in Vancouver: your questions
What is included in a move-out cleaning?
Everything a landlord checks: inside the oven, fridge, microwave and dishwasher; every cabinet, drawer and closet emptied and cleaned inside; bathrooms descaled including grout and shower tracks; interior windows, frames and sills; baseboards, door frames and switch plates; and all floors washed to the edges. A regular clean does none of the “inside” work — that is the difference you are paying for.
Will a move-out clean get my damage deposit back?
Cleaning is the part of the deposit you can control, and it is the most common reason landlords in BC withhold money. We clean to the inspection standard, and if your landlord flags something we missed, tell us within 24 hours and we return at no charge. What we cannot fix is physical damage — holes, stains in carpet, broken fittings — which is a repair question, not a cleaning one.
Should the home be empty before you clean?
Ideally yes, and it saves you money. An empty suite takes noticeably fewer hours than one with boxes and furniture still in it, and at $40 per hour per cleaner those hours are the whole bill. We can clean a furnished home, but we cannot clean under or behind what is still there. Most clients book us for the afternoon of the day the movers finish.
How long does a move-out clean take?
A one-bedroom condo takes two cleaners about three hours; a two-bedroom about four to five; a three-bedroom house about six with two cleaners, or four with three. Condition matters as much as size — a suite that was cleaned regularly goes much faster than one that has not been touched in two years.
Do you clean carpets as part of a move-out?
Carpet shampooing is quoted separately at $42 per hour, because hot-water extraction is a different service with different equipment. Many Vancouver tenancy agreements require professional carpet cleaning with a receipt at the end of a lease, so ask us to include it and we will quote both together.
Do you do move-in cleaning as well?
Yes, and it is the same service at the same $40 rate. A move-in clean is worth booking even when the place looks fine: you are cleaning after strangers, and the areas that get skipped between tenants are exactly the ones you will touch daily — inside cabinets, the fridge, and bathroom fittings.
How far in advance should I book?
A week is comfortable, especially at the end of the month when most Vancouver leases turn over and demand peaks. Move-out cleans need a larger team for longer, so they are harder to slot in at short notice than a regular clean. If your date is tight, call us — we will tell you honestly whether we can cover it.
Do you provide a receipt or invoice for my landlord?
Yes. You get a dated invoice listing the service and the address, which is what property managers ask for when a tenancy agreement requires professional cleaning. Ask for it at booking and it is ready the day of the clean.
Can you clean on a weekend or a holiday?
Yes, at the same rate — no weekend premium. Weekends at the end of the month book out first, so the earlier you tell us your inspection date, the better the slot you get.
Which areas do you cover for move-out cleaning?
All of Metro Vancouver at the same rate: Vancouver, North and West Vancouver, Burnaby, Richmond, Surrey, Coquitlam, Port Moody, Langley, Delta and Maple Ridge. No travel surcharge and no minimum outside the city.
