Move-out is not a deep clean
They cost a similar amount and take a similar time, but they are built for different outcomes. Booking the wrong one is the most common mistake we see.
General cleaning
Keeps a lived-in home consistently clean. Visible surfaces, floors, bathrooms and kitchen. Nothing is moved or emptied.
Deep cleaning
Corrects build-up: inside appliances, baseboards, grout and hard-to-reach grime. The goal is a home that feels reset.
Move-out cleaning
The goal is not how it feels — it is passing an inspection. Every cabinet, closet and appliance emptied and cleaned inside, because that is what gets checked.

Check it before the inspection. Anything missed, tell us within 24 hours and we come back at no cost.
If your landlord finds something we missed
Tell us within 24 hours of the clean and we come back and redo it, at no charge. We are fully insured and bonded, and our cleaners are employees who are background-checked before they set foot in a home — not subcontractors we met that morning. On a job where a deposit is at stake, that difference is the whole point.

Move-out cleaning in Vancouver: your questions
What is included in a move-out cleaning?
Everything a landlord checks: inside the oven, fridge, microwave and dishwasher; every cabinet, drawer and closet emptied and cleaned inside; bathrooms descaled including grout and shower tracks; interior windows, frames and sills; baseboards, door frames and switch plates; and all floors washed to the edges. A regular clean does none of the "inside" work — that is the difference you are paying for.
Will a move-out clean get my damage deposit back?
Cleaning is the part of the deposit you can control, and it is the most common reason landlords in BC withhold money. We clean to the inspection standard, and if your landlord flags something we missed, tell us within 24 hours and we return at no charge. What we cannot fix is physical damage — holes, stains in carpet, broken fittings — which is a repair question, not a cleaning one.
Should the home be empty before you clean?
Ideally yes, and it saves you money. An empty suite takes noticeably fewer hours than one with boxes and furniture still in it, and at $40 per hour per cleaner those hours are the whole bill. We can clean a furnished home, but we cannot clean under or behind what is still there. Most clients book us for the afternoon of the day the movers finish.
How long does a move-out clean take?
A one-bedroom condo takes two cleaners about three hours; a two-bedroom about four to five; a three-bedroom house about six with two cleaners, or four with three. Condition matters as much as size — a suite that was cleaned regularly goes much faster than one that has not been touched in two years.
Do you clean carpets as part of a move-out?
Carpets are quoted separately, because hot-water extraction is a different service with different equipment. Many Vancouver tenancy agreements require professional carpet cleaning with a receipt at the end of a lease, so ask us to include it and we will quote both together. Carpet & rug cleaning →
Do you do move-in cleaning as well?
Yes, and it is the same service and the same $40 rate. A move-in clean is worth booking even when the place looks fine: you are cleaning after strangers, and the areas that get skipped between tenants are exactly the ones you will touch daily — inside cabinets, the fridge, and bathroom fittings.
How far in advance should I book?
A week is comfortable, especially at the end of the month when most Vancouver leases turn over and demand peaks. Move-out cleans need a larger team for longer, so they are harder to slot in at short notice than a regular clean. If your date is tight, call us — we will tell you honestly whether we can cover it.
Do you provide a receipt or invoice for my landlord?
Yes. You get a dated invoice listing the service and the address, which is what property managers ask for when a tenancy agreement requires professional cleaning. Ask for it at booking and it is ready the day of the clean.
Which areas do you cover for move-out cleaning?
All of Metro Vancouver at the same $40 rate: Vancouver, North and West Vancouver, Burnaby, Richmond, Surrey, Coquitlam, Port Moody, Langley, Delta and Maple Ridge. No travel surcharge and no minimum outside the city.
Can you clean on a weekend or a holiday?
Yes, at the same rate — no weekend premium. Weekends at the end of the month book out first, so the earlier you tell us your inspection date, the better the slot you get.
